Rock The Block: F.R.O.G. Showdown

Another amazing week on Rock the Block! This week’s challenge we took on a room that has never been seen before on RTB, the FROG, or, the:

F: Finished

R: Room

O: Over

G: Garage

In addition to the FROG, we also began the second floor of the home renovating the loft space.

To clear up some confusion we have been hearing this week. The loft is located on the second floor of the main home and is not a part of the detached garage.

 

F.R.O.G. –

We were so excited to be some of the first teams to take on this new project, and our biggest focus for this space was to up that appraised value and make it stand out as much as possible to home buyers. So, we landed on transforming the space into a rental income space for the home. 

Many homebuyers in recent years have been looking at how they would be able to turn their home into added income, may that be a hobby farm, an at-home business, or a rental space. However, for us to renovate the room into something, the rental space made the most amount of sense. To do this we had to take on transforming one room into adding in a bed, bath, and kitchen! That is a lot to do in one week AND we also had to do the loft! Lots to get done!

Things we loved about how the FROG was already

What we ended up doing was adding in a kitchenette, we were originally going to keep the pony wall so that you were able to still see views of the lake, but we changed our minds, and had the wall extend upward. The reasoning behind this was to add additional storage, making it an even more attractive space for buyers, and potential renters down the road. 

We also went ahead and added a Bathroom. For the Bathroom, we wanted to keep it very classic. This was going to be a space that just needed to feature the beautiful natural light, some organic style tile, and be of the most appealing to the largest amount of people! In the bathroom, we were also able to add an additional storage closet. Again, adding in this feature we were able to up our appraised value at the end. 

Loft- 

In the loft, we wanted to bring in more of a kids element, since the buyer who would most likely be purchasing this home would have children. So, we landed on making the loft a kids’ study room! Including us creating our own DIY pegboard. Not an easy feat!

Budget Break Down- 

Remaining Budget: $110,000

FROG: $18,000

2nd Floor Loft: $2,000

Prize Money: $3,000

 

Prize Money- 

With the prize money we wanted to do something a little bit different, we went ahead and built our XL size pegboard that had custom desks and dowels that fit together. This took up $1,500 of our $3,000 prize money. 

The second part of the prize money we put into the FROG and made sure that we were able to add in a full-size stove. This is going to add additional value to the home when the appraiser’s walkthrough, and when it comes down to it, the appraised value is really what we are going for.

“Properties with a DADU (detached accessory dwelling unit) or ADU (Attached) are attractive to buyers for several reasons. First, off it allows them to factor in rental income which at the very least can help them handle a higher mortgage payment, and many times the lender can also factor in that income and qualify the buyer for greater buying power. Secondly, it allows them the flexibility for multigenerational living, while maintaining some sense of privacy. It’s wonderful if you invite mom to come to live with you and your family… it’s even better if you don’t have to share a kitchen! :)”
